Altered C16 small house of some status originally, with cut stone doorways and windows. In a retaining wall in front of the house are the heads of a two-light or three-light C16 window with segmental-pointed heads to the lights and spandrel panels. Memorials in Llywel churchyard to Sarah Watkins died 1817, Owen Watkins died 1827 and Nathaniel Lewis died 1850, all of Meity Isaf.
House, painted render with slate roof and rendered end stacks, the N end stack on large external chimney breast with sloping set offs. All detail renewed in C20. House backs onto road. Front has large C20 window each floor to left and large C20 lean-to to right with long catslide roof continued from main roof. Lean-to has C20 window to front and C20 door in angle to main front. Square chimney shaft at SE corner. S end has small gable-ended single-storey dairy with stone-tiled roof. C20 window to main house end wall to first floor left, and ground floor right. Rear wall has C20 window to centre left and metal window to right both at first floor. N end has C20 loft window to right of chimneybreast. Below, at mid height and part obscured by a C20 addition is a small blocked C16 segmental-pointed single light. Another similar is in the equivalent position to left of chimneybreast, within the addition, which has a monopitch roof (rebuilt since the 1960s).
Within C20 front addition is original C16 pointed chamfered stone doorway in red sandstone, up two stone steps. Within house the floor levels appear to be altered, as the blocked N end windows are between floors. Three ceiling beams, one with hollow chamfer. Modern stairs. Narrow SW pantry has another similar pointed red stone doorway, now giving access down steps to dairy addition, but presumably originally external. Both doorways have diagonal stops to chamfers.
Included, notwithstanding exterior alterations, for the special interest of surviving C16 fabric including stone arched doorways and windows.
